TIMBER FRAME HOMES
What is a Timber Frame home?
Timber frame homes join large, exposed timbers to create stunning visual effects. They typically have open floor plans, as the frame’s strength eliminates the need for interior load-bearing walls. They incorporate new-age building materials such as Structural Insulated Panels (SIPs) that provide additional structural integrity, fire mitigation and superior insulation for increased energy efficiency.

What is delivered?
The timber frame home kits delivered to your building site include the wood frame, enclosure system, windows, doors, and all hardware needed to enclose the home. After the timber frame is raised, the precisely cut and numbered SIPs arrive and matched to their pre-determined location. Each panel features a patented locking system, allowing for quick assembly—usually within a week or two—resulting in minimal waste and an extremely energy-efficient home.
Is it complicated?
Timber frame homes are much simpler to build than conventional homes. Modern timber frame homes may use fewer than 200 individual timbers, in contrast to the thousands of dimensional lumber pieces in a conventional home. This allows the entire frame to be erected in just a few days, saving both time and money.

These factory-built residential building modules are designed for apartments or multi-unit housing. Instead of being constructed entirely on-site, these units are manufactured in a controlled factory environment using a modern, design-forward system, then transported and assembled at the final location.
They’re not traditional “boxy” modular homes—these are high-quality, customizable, architecturally modern buildings created for both residential and commercial-scale projects.

What is delivered?
Polaris units arrive 90% or more complete, and includes:
- Full structure: Walls, floors, and roof systems already built
- Finished interiors: Drywall installed and painted, doors hung, trim completed
- Fixtures & finishes: Cabinets, countertops, flooring, bathrooms, lighting, and windows already installed
- Core systems: Plumbing, HVAC, and electrical fully integrated into each module
These modules are then craned into place and set on a foundation within days, not months.

What is a Panelized Home?
A panelized home offers a smarter, more efficient way to build. Instead of constructing everything on-site, the core structural components—exterior and interior walls, floor systems, and roof panels—are expertly crafted in a controlled factory setting. This precision manufacturing ensures consistent quality, tighter tolerances, and less material waste.

What is delivered?
Ready-to-install panels are delivered to your property and assembled on a prepared foundation by our experienced team.
A panelized shell kit includes: pre-framed exterior and interior wall panels, pre-built stairs and essential structural components, sheathing, pre-cut structural beams, engineered roof panels or trrusses, all necessary to complete the roof system, synthetic underlayment, labor to set panels, framing and roofing dry-in.
