THE DIFFERENT TYPES OF HOMES WE OFFER
TIMBER FRAME HOMES
What is a Timber Frame home?
Timber frame homes join large, exposed timbers to create stunning visual effects. They typically have open floor plans, as the frame’s strength eliminates the need for interior load-bearing walls. They incorporate new-age building materials such as Structural Insulated Panels (SIPs) that provide additional structural integrity, fire mitigation and superior insulation for increased energy efficiency.
What is delivered?
The timber frame home kits delivered to your building site include the wood frame, enclosure system, windows, doors, and all hardware needed to enclose the home. After the timber frame is raised, the precisely cut and numbered SIPs arrive and matched to their pre-determined location. Each panel features a patented locking system, allowing for quick assembly—usually within a week or two—resulting in minimal waste and an extremely energy-efficient home.
Is it complicated?
Timber frame homes are much simpler to build than conventional homes. Modern timber frame homes may use fewer than 200 individual timbers, in contrast to the thousands of dimensional lumber pieces in a conventional home. This allows the entire frame to be erected in just a few days, saving both time and money.
Strengths & Benefits
• Speed, quality and accuracy of build
• Fire Mitigation: SIP’s are flame retardant and self-extinguishing. They have demonstrated a 1-hour exposure to fire and won’t readily ignite, thus providing protection in areas threatened by wildfires. www.sips.org/blog/fire-testing-the-sip-building-envelope
• Strength: The structural characteristics of SIPs are similar to that of a steel I-beam. They are often used in hurricane zones or high wind areas in excess of 180mph.
• Savings: A typical 2,000 square foot home saves over $20,000 in eliminated lumber costs.
• Efficiency, Waste Reduction and Sustainability: HVAC equipment can be downsized therefore reducing energy use and greenhouse gas emissions throughout the homes life cycle.
BARNDOMINIUMS
What is a Barndominium?
Often referred to as “barndominiums” or simply “barndos,” these are not your typical barns—they’re homes infused with an architectural nod to history with an influence of country, farmhouse and modern design. Barndos can be built using metal or wood and come in a variety of sizes and layouts. From single story ranch style to multi story floor plans, they can also serve dual purposes by blending businesses with single-family living spaces.
What is delivered?
The barndominium building kit includes a comprehensive wood or steel-framed shell, featuring both exterior and interior framing along with roof trusses. The kit also comes with durable metal siding and roofing, windows, entry doors, and garage doors, providing a complete and secure building solution.
Is it complicated?
If you choose to use steel, you’re building the safest and most durable home on the planet. The home building kits feature all-steel frames with metal siding and roofing. Or, conventional wood frames with metal siding and roofing are also available at a lower cost.
Strengths & Benefits
• Superior quality and performance: Greater structural integrity and resistance to natural disasters such as fires, earthquakes, hurricanes and flooding. No special treatment needed for moisture, pests, or decay. Eco-friendly with less than 1% waste during construction, contributing to green building practices and certifications.
• Strength and Durability
• Efficient Construction Process: 65% of the framing is assembled in the factory, ensuring quicker installation onsite. Precise manufacturing techniques enable accurate fabrication of components.
• Cost Effective and Reliable: Better supply chain plan/control minimize delays, keeping projects on schedule. Lower labor costs as fewer, less skilled workers are needed.
• Maintenance and Longevity: 40 year metal siding warranty with optional siding available that has a lifetime warranty and 40 year paint warranty. Windows have a limited lifetime warranty. Fire-resistant qualities, longevity, and durability also make metal roofs and siding
very appealing to insurance companies.
MODULAR HOMES
What is a Modular Home?
A modular home is a prefabricated structure built in sections within a factory, then transported to the site for assembly. Unlike traditional homes, modular homes are constructed with precision and efficiency, allowing for quicker build times and reduced waste.
What is delivered?
The package typically includes the fully finished unit, encompassing all electrical and plumbing work, kitchen cabinets, countertops, appliances, flooring, mini-split heating and A/C, insulation, drywall, and shipping (dependent on distance). This often excludes local permit costs and site improvements such as road work, clearing, foundation prep, SDC fees, septic systems, wells, or utility connections.
Is it complicated?
A modular home is about as close to “plug & play” as you can get. They can be completed in weeks rather than months or years since most of the home is already finished when it arrives at your site. Their smaller size and modular design also make them a great alternative for areas with limited space or difficult terrain. Additionally, they offer great flexibility with the layout, limitless opportunities for customization, and the ability to easily expand as your family grows.
Strengths & Benefits
• Building time: Site preparation and construction in the factory can happen concurrently. It often takes 3 months or less from start to finish.
• Fire Resistance: The high melting point of metal makes these homes extremely fire-resistant.
• Solar options: Modular homes are built to support the weight of solar panels and include the option to install conduit for quick and easy connections.
• Cost Effectiveness: The average cost to build and install a modular home is significantly less than you would expect to pay for a traditional house in most parts of the country.
• Mobility: The sections are typically craned onto your foundation making moving a breeze!
• Sustainable Living: Modular homes offer eco-friendly benefits, consuming less area and energy while supporting sustainability with their construction materials.
